West Dulwich is a leafy residential area in south-east London, bordering Dulwich Park and the wide green spaces of Dulwich Common. The housing is a mix of large Victorian and Edwardian villas, 1930s semis and some newer development, much of it set along tree-lined streets with generous gardens. The mature trees and the proximity to the park and Belair Park create a green environment that supports plenty of wildlife, including pests. Mice are the most common call we get in West Dulwich. The older houses have sub-floor voids, cavity walls and decades of small openings around pipes and air bricks that mice use to move in and out. The gardens provide cover right up to the walls and bird feeders are in almost every other garden.

Grey squirrels are a real presence in this part of Dulwich. The large trees in the gardens and parks give them direct routes onto rooftops and squirrel problems in loft spaces are common. Once inside, they gnaw through wiring and tear up insulation and the noise they make is hard to miss. The parks and green corridors also support rat activity, with the areas around Belair Park and the railway cutting being the main hot spots. Rats follow the railway embankment between Sydenham Hill and West Dulwich stations and spread into the nearby gardens and properties.

The large Victorian houses that have been converted into flats generate a different set of pest issues. Bed bugs can move between units through shared walls and around service routes and the turnover of tenants in rental flats means they are regularly reintroduced. Wasps nest in the roof spaces and chimneys of the older houses and the size of some of these properties means a nest can go unnoticed until it is large. The greenery and period architecture make West Dulwich one of south London's most attractive areas, but the pest challenges that come with old houses and mature gardens are part of the picture.
