Marylebone is one of central London's most desirable residential areas, stretching from Regent's Park in the north down to Oxford Street in the south. The neighbourhood has a distinctive character built on its Georgian and early Victorian terraces, its village-like high street and the grand Portland stone buildings that line its wider avenues. Regent's Park is the biggest influence on pest activity in the area. The park's lake, gardens and wooded areas support a large rat population and the animals use the drainage network to move from the parkland into the basements and lower levels of the buildings along Marylebone Road and the streets south of the park. Properties on the northern side of the neighbourhood, especially basement flats near the Outer Circle, are the most exposed.

Marylebone High Street and the surrounding restaurants and food outlets add to the food supply that keeps rats and mice active in the area. Bed bugs are a concern in the many hotels, serviced apartments and short-term lets that serve the area's tourism and medical visitor trade. Pigeons are a visible nuisance on many of the grander buildings, fouling the Portland stone facades and nesting on ledges and in recesses. Marylebone is beautiful and well maintained, but the age of its buildings and the proximity to Regent's Park create pest pressures that need constant management.
