Eden Park is a quiet residential area between Beckenham and West Wickham in the London Borough of Bromley, developed mainly in the 1930s around the railway station. The streets are lined with well-maintained semis and detached houses, many with bay windows, hipped roofs and the kind of generous front and rear gardens that were standard in inter-war suburban development. The area has a settled, family-oriented character and the mature gardens with their hedges, shrubs and fruit trees create conditions where mice are a common problem. The garden vegetation provides cover for mice to move unseen from one property to the next and the houses themselves have enough age now that gaps have developed around pipework, under doors and behind meter cupboards on external walls.

Eden Park Avenue and the streets around the station form the core of the area, with green spaces at Kelsey Park to the north and the recreation grounds near Langley Park to the south providing open ground that influences pest movement. Rats follow the Beck and the park boundaries and properties closer to these green corridors see more activity than those in the middle of the residential grid. The allotments and the larger gardens in the area also attract rats where food waste, compost and fallen fruit provide easy meals.
